Although one would love to believe that all the world would rejoice at the thought of making decisions solely based on the positive way in which they would benefit the environment, this is not an accurate model by which we live. There is also the financial impact of that decision to consider. Fortunately, in a time when going green is more than a trend- it is a necessary way of life- the federal government has made a way for both the environmental and the financial to make sense. So, before you build, remodel, or add-on to your home weigh your options considering all the facts. After all, “green thinking” will make sure that house is appreciated for many more years to come.

The Capped The first energy credit that was available for the 2009 tax filing season, which will not expire until December of 2010, is one with a $1500 cap. Thirty-percent of the tax-filer’s investment in accepted energy efficient upgrades is tax deductible, up to the $1500 maximum, which equates to $5000 of spending. This benefit only qualifies for existing homes- new construction does not qualify- but included on the list of acceptable upgrades are roof, insulation, water heater, and window and door improvements. There are guidelines to follow within each sub-category to follow in order to ensure you receive your tax credit. Three examples from the list:

• Insulation is an excellent way to increase the efficiency of your home. The potential savings in heating and cooling expenses can frequently be well worth the initial investment. Insulation products included for purposes of this tax credit are energy star rated batts, rolls, blow-in fibers, rigid boards, expanding sprays, and pour-in-place.
• Several HVAC products are included in the list of acceptable upgrades. On this sub-list are oil, natural gas, and propane furnaces with efficiencies of 90, 95, and 95 respectively. Also, central air conditioners can qualify along with a few other HVAC products. For a complete list and the required efficiencies contact a HVAC dealer or reference the IRS website.
• Changing out a roof can be a necessary evil for many homeowners. This credit provides those people the opportunity to install a longer-lasting roof, with energy saving benefits. However, these Energy Star roofs must be made of “appropriately pigmented” metal or asphalt with cooling granules.

The Uncapped Set up similarly to the capped credit, a second tax credit-available through December 2016- is available for renewable energy upgrades, including wind turbines or residential use, solar panels and geothermal heat pumps- a heating system that relies on the constantly maintained temperatures at a certain depth under the ground. There is no spending cap on this credit and it is available for new or existing homes. This credit also accounts for labor expenses, so although these systems can be pricey upfront, the savings that they account for over their lifetime added to the tremendous benefit of this tax credit brings them within reach to a much wider range of home owner.

Deciding between prefinished and unfinished hardwood flooring?  Below is a chart with a few pros and cons on each side to help you determine which type of flooring is best for your lifestyle and family.

List of Pros and Cons:

There are a few points that need to be elaborated on, such as the installation time.  Of course the prefinished floor will take less time due to the wood being treated before you buy it.  This chart only gives you an idea if you were to have a professional do the work for you. This is the fastest way to get your floor down quickly.  To have a professional install an unfinished floor would take up to 2 weeks, since you can’t walk on the floor until it is completely dry.  This particular process could involve 3-4 coats (with drying times between each coat).

Another point to elaborate on is the sanding.  Obviously, prefinished needs no sanding where unfinished is sanded “on-site” which is your home.  Adequate ventilation is necessary as well as covering all you furniture and even covering the doorway so the dust doesn’t float into other areas of your home.  With the sanding process, any bumps that may be visible from the subfloor not being completely level will be sanded to a perfect “tabletop” flatness with no beveled edges at the seams of each strip.  Beveled edging is common in prefinished flooring

When you compare the cost of the prefinished flooring verses unfinished flooring, keep in mind that you need to factor in the installation costs which include preparing subfloor, adding the molding and any other installation accents and custom work.

Prefinished flooring is commonly sold with beveled edging.  This is a 45 degree angel cut along the sides of the wood strip.  When placed side by side (lengthwise) this cut creates a ridge along the longest sides of the strip giving the floor a different appearance.  Unfinished flooring does not have this bevel and therefore the entire floor is completely flat with not long ridges.  Some people say the ridges make cleaning more difficult and other say they like the look the beveled edges create.  This is a personal preference for the homeowner.  Just to be sure, ask the retailer to see samples so you have a better understanding of how this floor will look.  Prefinished flooring, since it is layers of wood glued and pressed together, can’t be sanded to fix dents or scratches.  Actual pieces will need to be removed and replaced with prefinished flooring and the cost of repairs can add up quickly.  Unfinished flooring can easily be sanded and stained again to match the existing color with minimal effort.

With your budget taken into consideration, you have many choices of hardwood flooring.   Only you understand what type of lifestyle you have and what will work best with either prefinished or unfinished hardwood floors.  What works well for one family may not work well for you.  Do your research and your decision will be easier for you to make.

Oregon state history reflects the boom in business experienced by the towns of Portland and Ashland when the railroad arrived, connecting the northern Oregon Territory to California and the east. It was later in 1943 that yet another technological advance brought further economic development to Oregon.
